Book a site visit JinjaConsolidated

Buying & viewings

How do I book a site visit?
Open the property and choose "Book a site visit", or go to Book a site visit and pick the property from our listings or your saved properties. You pay the inspection fee and transport from the office you choose (Jinja, Kampala or Mbarara) online, and an officer takes you to the property.
How do I check that land is genuine before buying?
Ask for a copy of the title and carry out an official search at the Ministry of Lands, Housing and Urban Development zonal office to confirm the registered owner and any caveats or mortgages. Visit the land, have a surveyor confirm the boundaries, speak to neighbours and the local council, and use an advocate for the sale agreement and transfer. We can do these checks for you when you buy through us.
What is the difference between mailo, freehold, leasehold and customary land?
These are the four kinds of land tenure in Uganda. Freehold and mailo give ownership without time limit (mailo land often has lawful occupants, bibanja holders, whose rights must be respected). Leasehold gives use for a fixed number of years. Customary land is held under local custom and may have only a certificate of customary ownership. Banks prefer freehold, leasehold or mailo titles.
Are prices negotiable?
Often. Make your offer through Messages on the property; the owner sees it in their account.
Why is the location on the map approximate?
To stop people visiting properties unaccompanied and to protect owners. The exact location is shared once your viewing is confirmed.
I found a property on another site. Can you help?
Yes. When booking a site visit choose "a property listed elsewhere" and describe it. We contact the seller, check the documents and handle the money through escrow, acting for you.

Selling, listing & plans

How much does it cost to list my property?
Every feature is free for your first 30 days. After that you keep a few listings free, or choose a paid plan for more listings and better placement. See Plans & pricing.
What happens when my paid plan ends?
Your listings are not deleted. Listings above the free limit are paused and come back as soon as you renew.
I do not know what price to ask. Can you value my property?
Yes. Request a valuation from your account; one of our specialists inspects the property and gives you a written value, which you can apply as your asking price in one click. During your free period the valuation is free.
Who can see my phone number?
Nobody, through the website. Buyers contact you in Messages, and phone numbers and emails are removed from messages to stop fraud and keep a record of what was agreed.

Payments, agreements & escrow

How do I pay?
By mobile money (MTN, Airtel) or card through PesaPal, from the payment page in your account. You can view prices in US dollars or euros, but you are charged in Uganda shillings.
What is escrow and why should I use it?
Instead of paying the seller or builder directly, you pay Jinja Consolidated. We hold the money and release it only when you confirm you received what was agreed. If something goes wrong, the money stays held while we look into it.
How do I put a deal in writing?
In the conversation with the other party, choose "Put the deal in writing", describe what is being sold or built, the price and the payment stages. Both of you sign by typing your names, and we countersign. Everything is kept in the chat.
What do you charge for escrow?
A commission on each payment, deducted from what the seller, landlord or contractor receives. Both sides see the exact amounts before signing. Current rates are on our Services page.
What if the other party does not deliver?
Raise a dispute on the agreement before approving the payment. The money stays held, and our office reviews the agreement, the conversation and the evidence from both sides before deciding to release or refund.
Where do I find my receipts?
In your account under "My taxes & receipts". Each receipt shows every fee and tax on its own line and can be printed or saved as PDF.

Messages & safety

Why were parts of my message removed?
Phone numbers, emails and links are removed automatically so that deals stay on the platform, where we can protect you. After three attempts in 30 days, messaging is paused for a week.
Can Jinja Consolidated staff read my messages?
Yes. Staff can read conversations to prevent fraud and to decide disputes fairly. This is explained in our Privacy Policy.
Someone asked me to pay outside the platform. What should I do?
Do not pay. Report the conversation to us from Messages. Money paid outside the platform is not protected by escrow and we cannot help you recover it.

Hardware marketplace

Who sells the materials?
Verified hardware stores in and around Jinja, including our own store, Jinja Consolidated Hardware. Each store is the seller of its own goods.
How is delivery charged?
Each store sets a charge based on the distance from its yard to your site. You see it at checkout before you pay, or you can collect from the store.
Can I get a quotation for a whole bill of materials?
Yes. Request a quotation with your list and site location; nearby stores reply with prices and delivery, and you choose the best one.
How do I open a store?
From your account choose "Sell hardware", add your store details, location and delivery charges, tax details and products. Stores are verified before they go live.

Construction & loans

How do I find a builder?
Post your project under Construction. Choose how long companies can bid and whether the lowest price or the best-qualified company wins. Bids stay sealed until the deadline, then you compare them and award the work.
How are construction companies checked?
They register free and upload their URSB registration, trading licence and, where they have them, tax clearance, UNABCEC and NSSF certificates. Only companies we have verified can bid.
How is the builder paid?
The award becomes an agreement with payment stages from the winning bid. You pay each stage into escrow and release it when the stage is done.
Can I get a mortgage or construction loan here?
Use the mortgage calculator to see repayments and upfront costs, then apply to banks and lenders listed there. Every lender is licensed by the Bank of Uganda or the Uganda Microfinance Regulatory Authority. The lender decides your application.
Does Jinja Consolidated lend money?
No. We list licensed lenders and pass on your application with your consent. Never pay anyone a fee to get a loan approved.

Moving & transport

How is the moving fare worked out?
From the vehicle you choose, the road distance between pickup and drop-off, and the helpers you ask for. Every vehicle has a minimum and maximum fare. You see the full breakdown before you book, and the price is locked — the driver cannot change it.
When do I pay, and when is the driver paid?
You pay when you book, before a driver is assigned. We hold the money and pay the driver after you confirm that everything arrived, or automatically after the review period if you do not report a problem.
How do I know my goods are safe?
Drivers are checked before they can take jobs. The driver photographs the load at pickup and at delivery, needs your pickup code to start the trip and the receiver's delivery code to finish it, and the trip is recorded on the map. If something is missing or damaged, report it before confirming and the payment stays held while we decide.
Can I cancel a move?
Yes. Before a driver accepts you get a full refund. After a driver accepts, a small cancellation fee goes to the driver for the trip they made and the rest is refunded.
How do I become a driver?
Register under Drive with us with your National ID, driving licence, vehicle logbook and photos. Once we have checked them you can go online and accept jobs near you.

Rentals & short stays

Do you offer short stays?
Yes, furnished rooms and apartments by the night. See Short stays.
I am a landlord. What does rental management do?
It keeps your tenants, leases, rent invoices and receipts in UGX, deposits, repairs and statements in one place. Open the landlord portal from your account.
I am a tenant. Where do I pay rent and report repairs?
In the tenant portal in your account, once your landlord has added you. You can be a tenant and a landlord on the same account.

Taxes

Do you pay tax on my behalf?
No. Everyone is responsible for their own taxes. We add VAT only where the seller is VAT-registered, show every tax separately on receipts and statements, and tell you which taxes you owe URA directly.
I am VAT-registered. How do I make sure VAT is charged?
Enter your TIN and VAT status under "My taxes" (stores: "Tax details"). VAT is then added to your prices or agreement payments and passed to you to remit to URA.
What taxes apply when I buy land?
Stamp duty on the transfer, paid by the buyer to URA when the transfer is registered — currently 1.5% of the value. A mortgage deed also attracts stamp duty. Our calculator shows both.
Do I pay tax on rent I receive?
Yes. Individuals pay rental income tax on gross rent above the annual threshold, and companies on chargeable rental income. You declare it in your own return.
